How Long Does It Really Take to Design and Build a Luxury Home in Costa Rica?

It's one of the first questions every prospective homeowner asks, and understandably so: How long will this take? The honest answer is that a bespoke luxury home is never built on a single, universal timeline. It unfolds according to the complexity of the design, the character of the site, and the level of craftsmanship demanded by a home built to last generations.


The Phases That Shape Your Timeline

A luxury home in Costa Rica moves through several distinct phases, each contributing to the overall build time in its own way.

1. Discovery and Schematic Design

Before a single foundation stone is set, the design phase lays the groundwork for everything that follows. This is where your lifestyle, your priorities, and your relationship to the land are translated into architectural intent. For a fully custom residence, this phase typically involves multiple rounds of collaborative refinement, including site analysis, conceptual design, and detailed drawings and realistic visuals, to be sure the home responds precisely to how you intend to live.


Rushing this stage rarely saves time later. A well-considered design phase prevents costly revisions once the next design phase and construction is underway, which is often the single greatest safeguard against delays.


Generally, this process can take around 3-4 months to complete.


2. Design Development and Full Construction Plans

Once the schematic design phase has crystallized your vision, the project moves into the rigorous Design Development (DD) and Construction Documentation phase. This is the critical juncture where a vision on paper transforms into a fully engineered reality.

Architecture, interior design, and lighting design are not treated as separate silos; they are developed in harmony from the start. This means your interior finishes, custom millwork, and lighting moods are coordinated directly with the structural, mechanical, and electrical engineering requirements, eliminating the potential for clashes that often plague luxury builds.


The transition to full construction plans is a complex undertaking involving meticulous attention to detail. We develop a comprehensive set of technical drawings that go beyond aesthetics to communicate precise requirements for every system—from foundation and framing to sophisticated HVAC and IT infrastructure. By utilizing advanced BIM (Building Information Modeling) processes, we virtually "build" your home before the first shovel hits the ground. This allows us to proactively identify and resolve conflicts, ensuring that when construction begins, the process is efficient, effective, and perfectly aligned with the architectural intent you fell in love with during the schematic design phase.


This phase varies greatly depending on project size and level of detailing needed, but generally, a luxury residence between 1,000 and 1,500m2 will take about 5-6 months to complete this phase. Homes larger than this will need an extra 2-3 months.

3. Permitting and Approvals

Costa Rica's permitting process reflects the country's deep commitment to environmental stewardship, particularly in coastal, forested, or protected zones, many of which are exactly where our clients want to build. Securing the appropriate approvals requires coordination across municipal, environmental, and, in some cases, maritime-zone authorities.  The location of the site, proximity to protected zones, and validation of potential forestry existence (this depends on a national official map which is quite outdated), may make these times vary significantly, as a project may have to undergo more steps and approvals than another.


Recently, specifically the environmental approval has become much more stringent. There have been a number of development-related environmental scandals in recent years that have led the environmental authority to put stricter processes in place, and often require additional studies to clarify a certain issue once a project is submitted.  This is where working with a qualified and experienced environmental consultant that knows the nuances around the system and knows how to work with the environmental authorities and have good relationships with them becomes essential.


This phase is where a firm's local expertise and established relationships make a meaningful difference in how smoothly the process unfolds.

4. Site Preparation

Ocean-view ridgelines, dense tropical hillsides, riverfront parcels. Many of the most breathtaking building sites in Costa Rica are also the most demanding to prepare for construction. Access roads, grading, drainage planning, and utility infrastructure must all be addressed with an eye toward the tropical climate's realities: Heavy seasonal rainfall, humidity, and the preservation of the natural landscape that drew you to the site in the first place.

5. Construction

This is what most people picture when they think about "building a home," and it's the one most influenced by scale, material selection, and craftsmanship. Homes designed for tropical modern living often incorporate elements such as expansive glazing, natural stone, hardwoods, and integrated indoor-outdoor living spaces, which require skilled artisans and careful sequencing. Tropical weather patterns, particularly the rainy season, also play a role in pacing certain outdoor work.

6. Finishing and Detailing

The final phase is where a home moves from complete to extraordinary. Custom millwork, lighting design, landscape integration, and the countless small details that define a true luxury residence all happen here. This stage is where the home's personality fully emerges and your patience is rewarded.


The design decisions taken during the design development, interior design, selection of finishes, systems, etc., are elements that make this process vary. Will your windows be local or will they come from the US or Europe and do they have significant lead time? What is the lead time of the special imported kitchen and bath cabinets? How much custom millwork does the project have?


As a rule of thumb, construction timelines for a luxury residence between 1,100m2 and 1,600m2 should be in the range of around 18 months. Larger residences will take longer, nearing 24 months.
